We have heard your concerns and we contacted the Town of Henrietta to gather more information. They were extremely responsive and helpful! We received multiple responses from multiple departments. Here is what we have found out!
Amy Englert- Admin. Assistant for Engineering Dept. "We have not yet seen a detailed set of site plans as of yet as they have not yet submitted for Planning Board approval. ​The applicant has applied for their Special Permit for multi-family housing in a PUD zoned district.  They will go before Town Board for the Special Permit on 9/9/2020. Attached is the Letter of Intent and the planset for Riverton Parcel E for the Special Use Permit.  The application for the Special Use Permit will heard at the September 9th Town Board meeting. They will submit a more complete planset when they submit for Planning Board.  That planset will include utilities, drainage, landscaping, etc."

"Nothing has been voted on yet. For either development being worked on in Riverton. We do not have finished plans, just their preliminary plans that they brought to a concept meeting. We gave them some feedback, asking them for revised plans.
The way this works under the Riverton Planned Unit Development is that before they can proceed, they need a Special Use Permit from the Town Board stating that their plans are in alignment with the original concepts and design goals of the Planned Unit Development. To do so, we intend to base it off of the following sources of information:
  • a. The original plans for Riverton that were approved by the Town.
  • b. Any conditions places on the approval by the Town.
  • c. Any discussions that took place during the approval process.
  • d. Input from the Riverton Community Association
Please note that this is NOT a normal Multi-Family Special Use Permit. Under the Riverton Planned Unit Development, multi-family housing IS allowed and does NOT require a Special Use Permit. However, as stated above, a Special Use Permit IS required for inclusion into the Development. But the criteria under which we can judge is based off of how well it matches the original concept.

As part of that process, if there are things you would like to see, such as (and some of these I will be requiring):
  • Adding sidewalks or improved shoulders along the main/collector roads that their development touches, including extending them to the nearest sidewalk if not far from the edge of their property (such as along Moore Road from Egret to Scottsville-West Henrietta).
  • Extending existing Riverton Community trails through their property as desired by the RCA (not sure there’s much in this one other than potentially a community trail in from Butterfly, across the entire length of their parcel and out through to Mickens). Adding a playground that is accessible to the entire Riverton community.
Those are just examples.

I will note that in addition to the Special Use Permit, SEQR will also be conducted, so they will have to not create any unmitigated adverse impacts on traffic, the wetlands, drainage, character of neighborhood, and so on. The Town Board will be lead agency on the SEQR process with the Planning Board as an Involved Agency. I suspect a County agency or two will be either involved or interested agencies as well."

Tim Harris- Passero Group Project Manager- "You should be hearing from Park Grove, the applicant, soon. We are simply just getting the project started right now, and no decision will be made at the upcoming Town Board meeting in terms of approvals for the project. This is simply to start the SEQRA process right now. We are still in design and will be reaching out to the Riverton Group (Park Grove will). Hopefully that clears up some confusion."
