Hello Riverton! Our first 100% virtual meeting AND Facebook live event and it only took an hour!! Here is a quick hit of some of the topics, the full details will be documented on the RCA site once approved.
$$$$ Did you know...that you can pay each month towards your assessment? Officially there are no payment arrangements made for past due balances, but if you start paying $25-$35 per month now, you won't have to pay next year's invoice all in one lump sum. Please download the Appfolio app to process your payments. ****Office hours - as with everything this year, office hours and in-house help may vary depending on current Covid conditions and regulations. Know that any and all attempts to reach the team will be answered as soon as possible. ****SNOW PLOW SEASON IS HERE! Here's the deal - we have a company that we pay to plow and they have been kind enough to include our mailboxes in the bid like last year BUT we can help too. If you are willing and able, clear a little path - the USPS carriers will NOT deliver if they cannot reach the boxes. If you have an extra shovel that you can leave at your box - we can all help! Dig a little while you're there. Spread that good neighbor vibe! ****Are you a helper? The Nextdoor app/site has a help map where you can add your skills/offers to assist your neighbors. Several listed include lawn care and shopping. This is a great way to get to know each other, volunteer, and do what we can while we can. It's FREE! And if you need a helper - they are waiting to hear from you :) ****Votes and Annual Meeting - they're going to go together. We realize that it's been talked about for a long time, and the votes are going to happen. Chelsea and I sat with a former long time board member who explained the ins and outs of voting regulations as determined by the original board and how they need to be followed. We reviewed the process with our lawyer and going forward will combine original guidelines mixed with new efficiencies. Much is left to current board interpretation and with our level of technology and limited social access, we have been given the green light by our legal team to proceed as needed. The BOD and ARB are always looking for time and talent. Do you have time to be involved? Do you want to see and be part of neighborhood improvement and activity? Join our next meeting as a guest, view our live feed on Facebook, call, text, shout - tell us how your time and talent can help out. We love hearing from you :) We hope you all have a SAFE winter and will see you at the next virtual event. Thank you, Jennifer -former board member VP, current guest and social media VP ;)

Due to the COVID-19 Pandemic and out of an abundance of caution, the Board of Directors meeting for November will be conducted virtually. We hope to have this live-streamed for residents and will be posting a link in the coming days.
Dissolution of the Association - it's a question that comes up every year and no one seems to have an official answer. Thanks to our lawyer for really breaking down the logistics, we have a statement that will be publicly available today.
October BOD meeting. Hello Riverton!!
Last night (Oct 20th) we had our October Board meeting and this is your quick hit guide to what was covered. Official minutes will be posted on the official site once approved. The board voted for changes of titles/movement as Steve and I were ending our volunteer time as of 8 pm last night. Existing members moved into the roles of President, VP, and Treasurer as Steve and I made our official exit. We expected quite a crowd last night and fell a little short. We did have one guest who expressed interest in becoming a member, and another confirmed to join in November - although we were expecting 5+. You don't have to show up to make a difference but it's nice when people do. ~~Lake Pamela: the limitations we have as non-owners, but also as residents who want to have an enjoyable view. We cannot hire our team to officially maintain the area not owned by RCA ... but we can't get anyone else to either. ~~Dissolution of the Association - it's a question that comes up every year and no one seems to have an official answer. Thanks to our lawyer for really breaking down the logistics, we have a statement that will be publicly available today. YES, it's possible. NO, it probably won't happen. ~~ARB stuff - still some talk about signs and approvals. The main thing is - signs aren't allowed. Temporary approval for signs is an option - just ask!! Approvals for permanent changes require plans. That plan includes putting the change where you said it was going. Best plan of action is to make sure your plans match your actions so that violations can be avoided from the start :) ~~Anonymous reports for violations - we ALL deserve to live in a well maintained community. A question came to us about finding out who reports others for possible violations. Not everyone is comfortable confronting neighbors about violations. We offer the anonymous reporting as an option to alleviate that part of the problem. Do some residents abuse that option? Sure do. That's why our ARB volunteers check each report before action is taken. There's also an option to report and ask for a follow up to your complaint/concern - it's STILL anonymous. Unless you tell your neighbor that you complained, we will NEVER give that information out. The ARB acts on reports - never in retaliation or on a case by case scenario. I did miss some parts of the discussion as I unloaded my past 2 years of meeting docs to our employee Jean. She'll be uploading the docs so they are publicly available. Our goal with transparency and continuity can be achieved with technology and the involvement of our community. Although last night was my last in an official member position, I will continue to attend each meeting as a guest. The best way to keep this community moving forward is to remain informed and available to our neighbors AS informed neighbors ourselves. THANK YOU to our community for allowing Steve and I to make so much noise for the past 2 years!! Jennifer We have heard your concerns and we contacted the Town of Henrietta to gather more information. They were extremely responsive and helpful! We received multiple responses from multiple departments. Here is what we have found out! Amy Englert- Admin. Assistant for Engineering Dept. "We have not yet seen a detailed set of site plans as of yet as they have not yet submitted for Planning Board approval. The applicant has applied for their Special Permit for multi-family housing in a PUD zoned district. They will go before Town Board for the Special Permit on 9/9/2020. Attached is the Letter of Intent and the planset for Riverton Parcel E for the Special Use Permit. The application for the Special Use Permit will heard at the September 9th Town Board meeting. They will submit a more complete planset when they submit for Planning Board. That planset will include utilities, drainage, landscaping, etc." Stephen Schultz-Town Supervisor "Nothing has been voted on yet. For either development being worked on in Riverton. We do not have finished plans, just their preliminary plans that they brought to a concept meeting. We gave them some feedback, asking them for revised plans. The way this works under the Riverton Planned Unit Development is that before they can proceed, they need a Special Use Permit from the Town Board stating that their plans are in alignment with the original concepts and design goals of the Planned Unit Development. To do so, we intend to base it off of the following sources of information:
As part of that process, if there are things you would like to see, such as (and some of these I will be requiring):
I will note that in addition to the Special Use Permit, SEQR will also be conducted, so they will have to not create any unmitigated adverse impacts on traffic, the wetlands, drainage, character of neighborhood, and so on. The Town Board will be lead agency on the SEQR process with the Planning Board as an Involved Agency. I suspect a County agency or two will be either involved or interested agencies as well." Tim Harris- Passero Group Project Manager- "You should be hearing from Park Grove, the applicant, soon. We are simply just getting the project started right now, and no decision will be made at the upcoming Town Board meeting in terms of approvals for the project. This is simply to start the SEQRA process right now. We are still in design and will be reaching out to the Riverton Group (Park Grove will). Hopefully that clears up some confusion."
Hello Everyone- We received this in the mail today along with many other residents and wanted to make sure to pass the information along! We have also enclosed the photo of the map showing where Parcel E is.
August Meeting.
Hello Riverton!, ast night we had our August BOD meeting and these are the highlights. Full minutes will be posted to the RCA website once officially submitted. The Board officially welcomed it's newest member Kyle, and we are super excited to have a fresh set of eyes and ideas with us ~Finance stuff~ Our accountant found some charges that we were being billed for - and paying for automatically - on a credit card. This isn't necessarily new info, but we're still looking for info on what the charges are and how to get the account closed. Lots of calls and emails about assessments and how we get the totals. In a nutshell, we look at last year's spending and divide that by the amount of homes...but we like to do things a little different by throwing in a mix of commercial, vacant, and multi-family areas. Short answer = there is a formula and now there's a spreadsheet. ~Contact Info~ We are still looking for updated and valid contact info for about 40 residents. If we can't get in touch with you by phone, email, or smoke signal...we can't keep everyone on the same page. If you know someone who says they don't get correspondence from RCA or Weichert, let them know why. ~Outdoors/Common Areas~ We had an inspection done on the pool structures, community center/office, and our storage area. All need work to get updated. Maintenance Reserve Fund - we are looking at you! ~Tennis/Basketball Courts~ Lots of non-residents accessing the courts and damaging the area. We're working on a key code solution. ~Featured Family~ This is a great new feature that we will showcase in future newsletters. Do you know a great family in Riverton? Are you a great family? Send us your recommendations for who you would like highlighted and why. We'll have that family send a picture and a bio, along with why they love living in Riverton. If you would like to nominate someone, tell us why and then we'll contact them for the rest. Send your submissions to bod@rivertoncommunity.com ****A personal note from me.**** It was brought to our attention that 2 adult members of our community visited the pool and were not great neighbors. One registered, the other not. The registered party tried to convince the on duty pool supervisor that it was ok for the 2nd person to come in and then mentioned they (1st adult) were on the board. I realize there are a lot of sides to this situation, but the bottom line is we have regulations that all neighbors are asked to abide by: including the board. The board does not get special access to anything and frankly, wouldn't throw that info out there to get access. The pool is free to all RCA homeowners in good standing this year and all we've asked is that you register online ONE TIME, 24 hours in advance of your first visit. This is the type of situation that can get you and your entire family denied access to the pool. I'd love to say that most everything else is actually going pretty great considering The Plague of 2020 As always, we welcome your comments, questions, concerns, and virtual high 5s at bod@rivertoncommunity.com On behalf of the Board, ARB, office, and management team, Thank you for your continued support! Jennifer Braidotti VP of RCA |
